Imagine you’re sitting on a veranda, overlooking the turquoise colors of the Caribbean Sea, and suddenly realizing that you’ve woken up in paradise. 6.5 miles north of the bridge to town, this gorgeous fully equipped villa is recommended for couples who want a tranquil tropical escape, or small families wanting to enjoy all the Caribbean has to offer with the comforts of home.

Lounge by your beachfront private pool for the day or take a leisurely barefoot stroll along the beach. Spend an afternoon under the palapa at the end of the pier, enjoying the sea breeze. The villa is on the edge of Mexico Rocks Marine Reserve, a short distance from the Belize Barrier Reef, so you’ll spot tropical fish as they glide below.

The spacious, fully air-conditioned, 3,200 sq. feet villa is spread over two floors, each with separate entrances. Upstairs are 2 bedrooms and 3 bathrooms, open plan dining/living areas, a 55” flat-screen TV with over 100 channels, and a fully equipped kitchen. Downstairs there’s 2 bedrooms and 1 bathroom, and a sitting area with a TV and bar fridge. The villa has Wi-Fi, inside and out with a 40Mb fiber-optic connection. Housekeeping can be arranged in advance and you simply pay the caretaker directly for that service. Request fresh linens at any time. We provide a generous supply of bath/beach towels. Our maximum number of guests is 6 but we can accommodate an additional 2 more for a rate of $75.00USD per person per night plus hotel tax.

If you want to explore mainland Belize, choose from exciting adventure activities like zip-lining and cave tubing. Visit any of a number of breathtaking Ancient Maya archaeological sites or go to the Belize Zoo, where you can get up close with some of Belize’s most endangered species.

If you want to spend some time on the water, we provide three kayaks to guests. Or you can chill out on a sunset cruise, island-hop on a sailboat, or kitesurf. For divers, there’s plenty of underwater fun. You can check out some of the dive sites along the reef or take a trip of a lifetime to The Blue Hole. We do suggest you set a day aside to explore on your golf cart and check out the delicious local food, art galleries and shops dotted all over the Caye. Or, if you enjoy cycling, you can have fun riding one of the 6 bicycles you’ll find for your use at the villa.

We offer full concierge services. Let us know what you want to do and leave it to us to arrange everything. As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Our Mobile Guest Guide is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. The Guide is also searchable, so you can easily find the nearest Seafood or even Vegetarian options. We offer full concierge services and can arrange everything for you so that all you need to think about is having fun. So, just let us know, and we’ll book all your tours, in-country flights, and arrange golf cart rentals with no add on booking fees.

Whether you want to hire a golf cart, plan a tour, or need recommendations for someone to cook or shop for you, we take pride in our fantastic service and will arrange your transportation to and from the villa upon your arrival and departure.

We recommend arranging basic provisioning for your arrival through our Mobile Guest Guide. Your kitchen has basic items such as salt/pepper, ground coffee, filters, sugar, creamer, and Marie Sharp's, Belize’s favorite hot sauce. We also provide toilet paper, shampoo, conditioner, soap, and cleaning supplies.

"We loved our stay at Anil Mar. We booked a private boat charter from the airport, which brought us right to our private dock. It was magical! Dony and Fanny met us at the house. They were so kind and attentive during our stay. The golf cart was conveniently waiting for us at the house. My daughters loved the pool and the inflatable toys. My favorite part was walking out to the dock every morning with my cup of tea and watching the fish, rays, and dolphins that would visit us every morning. It is a long drive to San Pedro on a bumpy road, but we loved it! We preferred being away from the busy town. It felt like paradise!

"We couldn't have enjoyed our stay more. First of all, Adam, the caretaker, and his wife Hellen are top notch! Adam made sure we had everything we needed daily. Hellen and her cooking, not to be missed! We were there for almost two weeks and could have easily stayed another two. Adam and his brother Felix took us out for a day of snorkeling, fishing, watching dolphins and feeding the tarpon. That was by far the highlight of the trip. The home is equipped for all your needs. The pool is fantastic! Probably the largest pool we've had at a home rental yet. We always bring pool floaties with us but didn't even need them because the home was more than well equipped. Thank you for a wonderful and relaxing break!

"From the moment we got to the house we were taken care of. Adam met us outside to help us get all settled in. The home was beautiful and came equipped with everything our family of 6 needed for our vacation. Everything was beautiful from the inside-out. We enjoyed the pool, the dock, and the absolute beautiful views from inside and outside the home. Helen and Adam made sure the home stayed clean, the beach was raked, and pool cleaned every morning. The food Helen prepared for us was some of the best food we ever ate. Adam set us up fishing poles to fish off of the pier. I highly recommend to anyone who wants a perfect and stress free vacation for your family and kids.

"This property was fantastic!!!! It was beautiful and quiet - probably the best place we have ever stayed. Located just north of San Pedro it was outside of the hustle and bustle but very easy to access everything.

Adam, the caretaker, was very helpful and knowledgeable. The addition of the dogs was just amazing for our kids.

The house was amazing. I read previous reviews and understood the first floor wasn't connected to the second floor internally. One of our kids just slept on the pull-out couch as we weren't comfortable having that much separation. The kitchen was completely stocked and the views out the windows were breath taking.

We weren't able to swim in the water out by the docks so it was nice to have the pool to enjoy.

We would come back here in a heartbeat!!

"This property was an A+ from start to finish. Simon and Elena made things so easy and were super helpful with every question we had. The on line guidebook is a MUST to read entirely before you travel. It saved us a LOT of time. Alex with Exquistie Eats was the best in home chef we could ask for. Food was amazing. Adam, on site property manager, was great! He was available when needed and checked in each day. He even took the time to show us the four stages of coconuts including climbing a tree! The house was super clean and stocked well. Beds were comfortable. It was such an amazing home. We could see the boats on Shark Ray alley from the house. Only minor downside is stairs to the lower level were outside. If you like the beach, this is not the place for you. There is a lot of seaweed and no swimming. However, EVERYTHING else in this home made up for it. The pool and view were incredible. There are many restaurants close by including Sweet Water and Tropical Escape with excellent food. The golf cart ride is an adventure in itself lol. We traveled all the way to Tranquility Bay, which was a little far to go in the golf cart but we spent some time at Margaritaville which was fun. I could go on and on and on. It was a perfect vacation. We would definitely recommend and return to this property.

"This place is absolutely beautiful!!! Plenty of space for my family of six. We rented the entire villa and it’s spacious. Adam is a great host and always got what we asked for and very helpful. One thing you must know, you can’t just walk out on the beach and go in the water. It’s a marine reserve so you have to kayak out beyond the reserve to get in the water. We did just that and the snorkeling was amazing. I feel like it’s something you should know before you book.

If you wish to kayak by yourself and swim at the reef, you just need to kayak along the beach for about 400 yards until you are out of the reserve and then you can go to the reef and snorkel, we're glad that you found the snorkeling amazing. "We cannot say enough great things about this place. Simon made it so easy to communicate with him and made sure everything was set up for us to get to the island and then to the house. He set up a snorkeling excursion and trip to Caye Caulker and made sure we had anything and everything else we needed, including provisions and golf carts to be at our home when we arrived. The home is amazing and we absolutely loved the location away from the main town. There were still plenty of great restaurants and a couple small grocery stores a short golf cart ride away. We loved just spending the time relaxing at the pool and really getting away from it all. We also loved the caretaker, Adam, and his wife, Hellen, who cooked us the most incredible Belizean meal one night. Definitely have her cook for you at least once. They took care of absolutely everything we needed for the most relaxing vacation. Thank you, Simon, Adam, and Hellen.

"How do I describe this beautiful rental? Amazing in every way is what it is!!! The pool! The house! The view! Adam the caretaker! Everything surpassed what we expected. From Simon the manager to Adam the amazing caretaker who was there and willing to help us with anything we wanted and always with a cheerful and welcoming smile and positive attitude and energy.You are the best Adam!! San Pedro is full of such friendly and helpful people. It sure made for a fun and exciting time. We fell in love with many of the places we visited and formed some great new friendships. I just can’t say enough positive for it all. If you want excellent food have Helen make meals for you. You will be so pleased!! We are planning a return trip soon. Can’t wait to return!!! July 2023 family vacation

"The caretaker, Adam, was such a delight. He made a typical vacation that much more special by being so accommodating and friendly. We couldn’t have asked for a nicer, upstanding person to help us enjoy our stay. With him living on at the property, we had no worries and felt very safe.

On a side note, we loved the upstairs, however the downstairs area was not very inviting. My 16 year daughter ended up sleeping on the pull out couch because she didn’t feel comfortable sleeping downstairs for a few different reasons. It wasn’t laid out to make guests feel like they felt could just hang out down there. It felt very disconnected from the rest of the house.
Also, the pillows could have been better quality. They were flat and hard.

"Stayed with two couples, fantastic experience. Booking company was a tremendous help and helped to arranged everything from transportation to flights, to excursions; the house was terrific great layout and well equipped. Only partial issue we had was that the house was much further north than we realized at the time of booking. In the end was not an major issue as much as an inconvenience. Adam was a tremendous help and did everything possible to make our stay as enjoyable as it could be.
We traveled in October towards the end of the rainy season, mosquitos are definitely an issue island wide, more so than we realized, back insect repellent

"Adam was a a great caretaker both of the property and ourselves. The pool and house were perfect for our family. The house is somewhat far from town when golf carts are the transportation. Since the arrival of sargassum, there really isn't a useable sea beach at or near the property, but boat based activities are very near and accessible. Great snorkeling, diving and fishing using chartered boats.

"Anil Mar was so much more beautiful than anticipated. It's an extremely clean and comfy house, with everything you could possibly need. It's 7 miles north of the bridge in town, so you can have your choice of many wonderful restaurants along the way. We so enjoyed Adam, the caretaker and his lovely puppies. The private pool is large, inviting and right on the Caribbean. You can see and hear the spectacular barrier reef right from your porch. We were able to do all the tours we wanted, whether on the island or on the mainland. And if you want the best massage of your life, see Shirlene Santino (Oliver) on the beach by Hurricanes. Sunrise Property Managers, Simon Backley, was a phenomenal assistant to anything you may need.

"From the minute we stepped on the property, we were in paradise!! The views, the ability to walk on the beach, close to several restaurants and the close enough to town to get to for supplies but away from the hustle and bustle. 5-Nights at Anil Mar

"My husband, two boys (ages 6 and 9) and in-laws stayed at Anil Mar January 24-29. Adam, the caretaker, was so friendly and helpful. My boys loved playing with his 4 dogs. The house is very well kept and you cannot beat the beautiful pool and private beach. By golf cart, it does take about 45 minutes to get downtown from Anil Mar so you need to plan shopping/food accordingly. Much of the drive is a dirt road with many potholes so it's a bumpy ride.

"Charming, laid back tranquility at a fairly remote villa 7 miles north of San Pedro, blessed with an on-site caretaker who didn't hesitate to accommodate any request - from boat rides to town, bar hopping by boat to resorts/bars along the coast, snorkeling with sharks and spearing fresh lobster and venturing out to Caye Caulker for lunch at the Lazy Lizard. We enjoyed homemade fresh fish and lobster dinners prepared for us, and we ate evening meals we prepared over a bed of coconut coals. Lunch at nearby resorts was only a short golf cart ride away. We highly recommend Anil Mar and we thank Simon and caretaker/captain/tour guide Adam and his lovely friend Hellen for an absolutely wonderful problem-free 10 days on Ambergris Caye. We will be back.

This property met all the expectations as advertised and we were spoiled by the extra services provided by Simon and Adam, the property managers. Be sure to visit the Palapa Bar & Grill where you can have your cocktail while floating in an innertube. Also the Blue Bayou at the Secret Beach to enjoy drinks at your table in the water!!

"The rental unit was exactly as described with beautiful view of the ocean and reef. The a/c was cold and easy to adjust. Everything was very clean when we arrived. The care taker Adam was excellent and helped us bbq over coconuts which was a cool experience. Adam was always around to help us with drinking water and supplies. Adam also brought us on a boat tour snorkeling and to another island which was so much fun! The whole experience at Anil Mar was awesome and would like to visit again. Simon was also very helpful in arranging our flights to the island, our golf carts for our stay, a couple tours we went on and any questions I had along the way.

"Our family stay was excellent from start to end.. Adam (home caretaker) was amazing to work with.. He was never invasive but always there when we needed or had questions. Adam was very good with the kids and water activities.

The house was very clean and well kept. Probably another indication that Adam cares about his job and visitors. The house pool was very refreshing even after being in the ocean all day.

I rent homes monthly for work and vacation. I will be recommending Anil Mar to all of my friends looking to get away from the US.

"This was my 5th trip to Ambergris Caye, but my first staying at Anil Mar. What a wonderful time we all had!

We had great communications with Simon, the property manager, who helped us tremendously with the bookings, reserving our internal flights with Tropic Air and golf carts, even answering mundane questions like mosquitoes! Thank you, Simon, for making the "details" easy to deal with.

We also want to give kudos to Adam, the caretaker. He was very helpful and very gracious with all our requests. Second to the last day that we were there, we asked Adam to take us out on the boat for a snorkeling adventure. He did not disappoint and took us to all the best places!

The house / pool / property was very well taken care of. It was clean and pretty much spotless when we arrived. We were happy with all the amenities.

We love the location too -- 7 miles north of San Pedro is just about perfect for us. We wanted something a little more quiet than the "downtown" area of San Pedro. And the fact that it is beachfront with the entire ocean in front of us for a view, well, that's really hard to beat.

We would definitely come back for a second stay!

"This property is very nice, has what you need and is right on the beach. The high point was Adam the caretaker, guide, whatever you need guy. He made everything great. The negative was the distance from town and the road to get there, if you don't go back to town often this is a great place. Also there were a lot of mosquitoes but they were all over the north end.. All in all this was a beautiful place, there is lots to do from house with Adam. We did enjoy the trip.

"Simon and the crew at Sunrise Property Management were absolutely the best! they took care of the flights from Belize City to the Island, took care of the golf cart's (they were waiting for us at the rental). The house was exactly as described, cleaned and well maintained, we had one issue with the air conditioner downstairs (on a Sunday) but they had it fixed the next morning. The caretaker of the property Adam took great care of us, we booked snorkeling and fishing with him and it was great! We had Helen prepared several meals for us, delicious!
Overall we had a great vacation and really enjoyed our stay Anil Mar. Our experience with Sunrise Property was great and hope to use them again in the future.

Paradise on Ambergris Caye

"The house was absolutely perfect for our family of six. On the main floor there are two masters and three bathrooms. The kitchen comes with all the essentials. The third bedroom is downstairs and accessible from an outside door. We had a blow up mattress brought in so that each of our sons had their own room. There is a bedroom, room and large room downstairs. There is a travertine terrace that goes across the whole house overlooking the pool and ocean. The pool deck is all travertine and has lounges. The dock is straight out from the house. Anil Mar is about 7 miles north of San Pedro of which about half of the road is good and half rough. It takes about 35 minutes to get into town by golf cart. We would rent this house again when we come back.
Simon and Elena are the realty people that handle all of the arrangements flawlessly. They had a cab waiting at the airport for us. They had our golf carts delivered to the house. They set up our excursions.
Adam and Hellen are the caretakers that you will love. Adam is also a guide with a boat and we went out with him all but two days. You decide what you want to do each day and he does it. Fishing, snorkeling, cruising, exploring Caye Caulker or going to a beach bar. Hellen cooked for us several nights and it was delicious.
Golf carts are the primary means of transportation. I would ask for a full tank of gas, as the only gas stations are in town.

My week in Ambergris

"I was charged with planning a vacation for 6 of us, 3 couples.Having personally been to the mainland before, I worried about the grit, grime & poor roads of it might be off-puting, so I searched for a villa on the very desirous Ambergris Caye. The biggest differences are: the reef is within a mile here, where from most jumpoffs of mainland its 17+ miles out at sea. Ambergris is very much like the mainland, only 2 to 3 times the price.
Anil Mar is exactly like the description details. It is a 15 minute Mad-Max golf cart ride to ANYWHERE. The best restaurants are back in San Pedro. Rojo being an exception. Fya Hut at the bridge is a must.

"We have stayed in a number of VRBO/HomeAway rentals and this is one of the nicest. It is a beautiful home and was perfect for our family of four. Adam, the caretaker, and his family were super helpful and fun. They helped us get familiar with the area, took us snorkeling, caught fish and cooked for us (wonderful fresh fish, chicken, and ceviche!!). The pool was crystal clear and clean, as was the house. The interior of the house is spacious and comfortable, with unique touches like carved doors and huge walk-in showers. This was our first trip to Belize and we had to plan it last minute without a lot of time to think about the logistics of getting to the house and getting around the island. Simon and Sunrise Property Management took care of everything for us without our even having to ask. When I think back about the trip and how much time we would have spent on arranging flights, transport to and from the airport, golf cart, tours, etc., I am so thankful that by chance and luck, we chose a house that was managed by a company which took care of all of that for us. We had one of the best and easiest experiences we've ever had getting to and from a house that was fairly remote. We prefer staying in a private home with a pool and few neighbors when we travel, but sometimes that can present some unexpected headaches in terms of security and transportation. Not so with Anil Mar. We were extremely satisfied with the house, caretakers, and management for this rental.

"We are a family of 6 (4 kids) that stayed at Anil Mar for 6 nights. From the minute I inquired about the property Simon was quick to respond and very helpful. The property itself is fantastic. We were looking for something a little more remote and it was perfect. We were able to get to town on our golf cart if we wanted to but we enjoyed the quiet part of the island much more. The property was beautiful - even more so than the pictures! It was very clean and well maintained. We loved using the kayaks and the kids loved the pool. Adam was a fantastic resource as well. We went out on a boat with him and did some snorkeling and went to Caye Caulker. He knows a lot about the island and could answer all our questions. The only criticism we had was that we did not know the 3rd bedroom was not directly accessible from the main house. Our 17 year old was fine sleeping down there but our younger son did not feel comfortable so he had to spend the week on the pullout couch but it wasn't that big of a deal. I think we would have had groceries delivered and had them at the house when we got there but we didn't realize the effort it would take to get groceries b/c we had never been there. Hope we can get back again some day, it truly was paradise!!

"Home and amenities were perfect for 3 couples spending a week together! The house was as advertised with each bedroom having their own bathroom plus a 4th bathroom on main floor. All the appliances were fully functional (washer/dryer/dishwasher)and came in handy.
We found everyone to be very pleasant and helpful -- both the Sunrise personnel and the caretakers, Adam and his family. Adam was always available to help with any concerns we had and was awesome on our multiple snorkeling tours! He truly appreciates "his" island and making guests aware of the dos and don'ts. We left feeling like we became a part of his family. He is a great asset both to Sunrise and the owner!

Beautiful House/ Beautiful Scenery!!

"Our crew of 6 stayed here for my 40th birthday. The house was nice and the beds were comfortable. Everything we needed was provided. Adam, the caretaker, was awesome. He had everything ready for us when we arrived and even waited until we received our golf carts before he left for town. He picked up items we had forgotten for us while he was there. He answered all of our questions and gave us all sorts of advice. He even helped us make coconut drinks in real coconuts! He took us for a fun half day spearfishing as well and then cleaned our catch for us while we went scuba diving. He secured our wet suits and gear one evening for us when a storm blew in unexpectedly. The place is extremely nice. Adam made sure we felt comfortable with everything and took great care of us. There are restaurants within a few miles to to the north and south of the house. We thoroughly enjoyed our time here and will definitely return!

"Anil Mar was wonderful. The house has a great vacation flow, except the third bedroom is in a walkout basement with no interior connection. The house was clean, kitchen well equipped, and a comfortable living area.

Pros: great layout in the main house, beautiful views, private.
Cons: awkward 3rd bedroom, far from town, restricted access to swimming and snorkeling due to Mexico Rocks Preserve

"Once we landed in Belize City Simon had arranged our short flight to the island. A taxi was there to take us to the villa, even stopping to let us pick up a few things at the market for the next morning. Getting to the house was easy. Adam, the caretaker, was there to meet us and show us around. The house was beautiful, and the surprise were the doors for bedrooms and the guest bath. They were unbelievably beautiful. I won't spoil the surprise for anyone but the doors are remarkable. Sitting on the patio feeling the breeze from the ocean was one of our favorite pass times. Adam was wonderful to us. Not only did he find a boat to take us to the coral reefs for snorkling, he taught my grandson how to spearfish. His wife, Helen, but Adam cleaned and cooked our catch (well, mainly his catch!) the evening we came back. We had the boat a second day to island hop for wood carving shopping. Being there a few weeks before Christmas, we attended the San Pedro Christmas parade. Adam even took one of our guests to the Jehovah Witness service as she wanted to attend a church out of the country. Everything about the villa and services provided were extraordinary. So relaxing and fun. Simon came out as we were leaving and it was so good to meet him. He made the arrangements for our stay and he could not have done a better job. We had a young lady (and I am ashamed I can't remember her name) who was lovely to work with. She picked us up with the taxi driver and went back to the airport with us. I even had my deposit refunded before we even landed in Houston. That was amazing! The only problem I encountered was the 12 degree weather I returned to in Little Rock! Thank you Simon, and Adam for the best of vacations. Being a hotel manager I can assure any future guests that the cleanliness and maintenance of the property was excellent. And I did check! LOVE THE SHOWERS

"The best part of our stay was the caretaker Alex and his family. HE was our guide on two separate days of snorkeling. He is a fish himself and loves to show guests the incredible reef and the aquatic life that lives below. HE keeps the grounds and the pool in great shape. The ride from town to the house is a bit difficult. The road is only paved for about 3 of the 7 miles.
